Top 5 Places You're Forgetting to Clean in Your Refrigeration Units

Updated: 1 day ago

When it comes to keeping your commercial refrigeration equipment in top shape, regular cleaning is a must. While wiping down shelves and sanitizing surfaces may already be part of your routine, there are several hidden or overlooked areas that, if neglected, can lead to major problems down the road. Dirty components don’t just affect food safety—they can also reduce efficiency, increase energy bills, and even cause equipment breakdowns.

Here are the top 5 places you're probably forgetting to clean in your refrigeration units—and why it's time to add them to your spring (and year-round) cleaning checklist.

1. Door Gaskets and Seals

Gaskets are the flexible rubber strips that line your refrigerator or freezer doors. Their job is to create a tight seal that keeps cold air in and warm air out. Over time, crumbs, spills, and mold can build up in the folds, weakening the seal and forcing your unit to work harder.

If you notice sticky doors, visible grime, or torn sections, it’s time to give those gaskets some attention. A gentle scrub with warm water and mild soap will usually do the trick. Keeping them clean extends their life and ensures your refrigeration unit maintains the proper temperature.

2. Condenser Coils

Out of sight, out of mind? Not with condenser coils. These hardworking components release heat from your refrigeration system, and when they’re covered in dust or grease, they can’t do their job properly. Dirty coils make your unit run longer and harder, which not only drives up energy costs but can also shorten its lifespan.

Coils are often located on the back or bottom of the unit, making them easy to overlook. Cleaning them at least every three months with a coil brush or vacuum can improve performance and reduce wear on your system.

3. Evaporator Fan and Fan Guards

The evaporator fan circulates air inside the unit to maintain an even temperature. Dust, lint, and food particles can clog the fan or accumulate on the fan guards, reducing airflow and causing inconsistent cooling. If ice starts to build up inside or you notice temperature fluctuations, a dirty fan may be the culprit.

Regularly inspecting and cleaning the fan blades and guards can help keep airflow steady and prevent unexpected downtime.

4. Drain Pans and Drain Lines

Your refrigeration system removes moisture from the air, which collects in the drain pan and exits through the drain line. Over time, these components can develop sludge, mold, or even algae. If they’re not cleaned, you could end up with standing water, foul odors, or clogs that lead to leaks inside your cooler or freezer.

Cleaning the drain pan and flushing the drain line a few times a year helps prevent overflow and keeps your unit operating smoothly and hygienically.

5. Interior and Exterior Vents

Airflow is crucial for your refrigeration unit to maintain consistent temperatures. Blocked or dusty vents—both inside and outside the unit—can force the system to work overtime. Unfortunately, these are often missed during routine cleanings.

Make sure vents aren’t blocked by products or debris, and use a soft brush or vacuum to remove dust buildup. This simple step can make a big difference in your unit’s overall efficiency.

Don’t Skip the Details—They Matter
